What is the MLS (Multiple Listing Service)?
The National Association of Realtor's
(NAR)
Database of Real Estate listings and transaction information, for both
Residential and Commercial Properties. The MLS combines the listings
forŪ All Properties listed by Realtors in one powerful comprehensive
database. It also distributes all these listing to all
IDX participating websites.
The MLS has information on Active, Pending, Closed, Cancelled & Expired
Listings. It also contains all Property Tax, Owner Information, Sales
& Rental History.
Flat Fee MLS Questions & Answers! What is a Flat Fee MLS listing? A flat fee MLS listing is a "Limited Service" MLS listing; that is provided by a Broker/RealtorŪ who is a member of the MLS; to a Seller/Landlord of Real Property; for a one time flat fee. What is the difference between a "Flat Fee MLS listing" and a "Full Service listing"? "Flat Fee MLS listings" are designed for Savvy Sellers, Investors, Developers, Builders & Landlords, who have the experience and time to sell or rent "By Owner". The Flat Fee MLS listing provides property owners the opportunity to benefit from MLS exposure without loosing their "By Owner" privileges. By advertising directly to Buyers Agents and eliminating the Seller's Agent, Owners save on the Seller's Agents portion of the commission. "Full Service listings" are designed for Owners who seek the representation and expertise of a Realtor. With the Full Service listing, the Listing Agent does all the work involved in selling the Seller's property. In what areas do you offer Flat Fee MLS listings? We currently offer Flat Fee MLS Listings in throughout South Florida and Central Florida. Local MLS board choices include: the Southeast Florida Regional MLS (SEF MLS) which covers all Miami-Dade, Broward and Palm Beach Counties; the Beaches MLS (BeachesMLS) formmaly (Regional Florida MLS / RMLS) which covers greater Palm Beach, Martin and St. Lucie Counties; and the My Florida Regional MLS (MFR MLS) which covers Hillsborough, Lake, Orange, Osceola, Polk, Seminole and West Volusia Counties. All Listing are subject to the Approval, Rules, Regulations, Policies and Limitations of each individual MLS board. In-order to be listed on the MLS; one must cooperate at some level. With our Flat Fee MLS listing you determine at what level you wish to cooperate at. It can be as low as 0.5%, recommended 3% or more; the choice is yours. Do I have to pay a commission if I find my own buyer? No! You will only pay a commission if a Realtor finds you a qualified buyer that is willing to meet all your terms and conditions. Are there any other charges associated with the Flat Fee MLS listing? No! There are no other charges. Can I make changes to my Flat Fee MLS listing? Yes, all maintenance is included for the life of your MLS listing! Maintenance changes include: change of price, change of commission, change of contact phone number, change of status, error corrections and remark changes. Picture changes are not considered maintenance; they are subject to an additional $20.00 fee per request. To make changes simply, Contact Us or fill out the applicable MLS Status Change Form and fax it to 305-397-0970. Changes will be processed within 24 to 48 business hours.
Is
this the same MLS that a full service RealtorŪ would use? YES!
We list you on the same exact local MLS that a full service RealtorŪ
would use. The only difference is that full service RealtorŪ charges
you a commission and we only charge you a flat fee. Do you provide MLS Friendly yard signs? Yes, we provide MLS friendly yard signs that comply with the MLS rules and regulations. These signs can be customized with your Phone#, MLS# and Webpage/Website URL. To view our MLS sign options, Click Here! Once I sign-up, how long does it take for my Flat Fee MLS listing to appear? Your Flat Fee MLS listing will become active 24 to 48 business hours after the Flat Fee MLS Listing Agreement is received.
How do I sign up for the Flat Fee MLS Listing! Signing up is easy & "RISK FREE" simply follow the Sign-Up Instructions!
Will I get a chance to review my Flat Fee MLS listing before I pay? Yes, absolutely! We have a "Risk Free" sign-up policy. Your Flat Fee MLS listing will be completed activated and emailed or faxed to you; before you pay. All payment invoices are sent after MLS Listing is completed and activated. Payment is due upon receipt. -Sign-Up-
What payment options do I have? You have 2 payment options:
1. Receive an email invoice allowing you to pay online through Google
Checkout or Paypal.

What is REALTOR.comŪ REALTOR.comŪ is a website provided to the public by The National Association of Realtors. REALTOR.comŪ'sŪ property search feature allows potential buyers access to view all residential MLS listed properties in the area of their choice. The REALTOR.comŪ website is fed directly from all participating MLS boards nationwide. Properties that are not in the MLS do not appear on REALTOR.comŪ. REALTOR.comŪ is the #1 website used by serious buyers to look for residential properties. (View Realtor.com Site Statistics) Note: Commercial properties do not appear on Realtor.comŪ.
Is REALTOR.comŪ the same thing as the MLS? This is a very common misconception. the answer is no, absolutely not. REALTOR.comŪ is a website completely independent of the MLS.
What is a REALTOR.comŪ Showcase Listing? REALTOR.comŪ Showcase Listings are the listings that have the "Showcase Heading" on the REALTOR.comŪ website. They have the capability to be enhanced with more photos, a heading, a custom description and some extra feature. NOTE: Due to Realtor.com's inconstincy with the "Showcase Listings" and policy changes in thier service; we have chosen to no longer subsribe to the "Showcase Listing" and no longer provide this option as an add on service. All flat fee MLS listing are still automaticlly fed into Realtor.com and appear as standard listings.
Can I put my contact information in the REALTOR.comŪ Showcase Listing? No! REALTOR.comŪ's rules and regulations prevent any owner information from appearing on the REALTOR.comŪ listing. BEWARE OF FALSE ADVERTISING.
If our information doesn't appear on the REALTOR.comŪ Showcase Listing, how do people contact us? Unfortunatly; REALTOR.comŪ's policies do not allow any owner information to appear on the Realtor.com website and do not allow the showcase listings to be used for "For Sale By Owner" purposes. BEWARE OF FALSE ADVERTISING. At this time there is no permitted way for anyone to contact owners directly thru Realtor.com. All inquiries received through the REALTOR.comŪ forms are forwarded to the agents who subsribe to thier lead fowarding service. The agents who recieve the lead will then contact you in behalf of the Buyer.What happens if your office is contacted thru the REALTOR.comŪ Listing? If people happen to call us; we will assist them according to thier wishes. Some people may want to have thier information fowarded to the Owner some people may not. If they want to deal directly with the owner then we will fowarded thier information accordingly. Please Note: Some people may ask us for Buyer BrokerŪ Assistance; if so, we will assist them and act as a "Transaction Broker" in the deal. Please be aware that our office has the same right as any other Broker to try to earn the commission. If we do end up assisting the BuyerŪ And selling your property; we will refund the full flat fee MLS listing fee to you, at closing.
How do I sign up for the Free REALTOR.comŪ Showcase Listing? Due to Realtor.com's inconstincy with the "Showcase Listings" and policy changes in thier service; we have chosen to no longer subsribe to the "Showcase Listing" and no longer provide this option as an add on service. All flat fee MLS listing are still automaticlly fed into Realtor.com and appear as standard listings.You will receive your "Free" REALTOR.comŪ Listing when you sign up for the Flat Fee MLS listing Service. The MLS will automatically feed your listing to REALTOR.comŪ thru IDX; this usually take 3 to 5 days. Once your listing is uploaded, we will be able to go inside and complete the showcasing. How long does it take for my Listing to appear on REALTOR.comŪ? This depends on when REALTOR.comŪ refreshes their IDX feed. Listings usually appear within 3 to 5 days.

Is Multiple Listing Solutions an IDX participating Broker? YES! We are an IDX participating Broker. Can I choose not to participate in IDX? YES! You can choose not to participate. If you choose this option you will not appear on any websites not even REALTOR.comŪ. Will my contact information appear on IDX fed websites? NO! IDX rules and regulations prevent any owner information from appearing on IDX participating websites. If my contact information does not appear, how do Buyers contact me? The answer is; they don't! Buyers will contact the Broker who owns the website. Remember; the whole point of IDX is for Brokers to advertise MLS listed properties in-order to find the BuyerŪ And earn a commission. How do I sign-up for IDX? IDX is automatic and included Free with your MLS listing. How long does it take for my Listing to appear on IDX fed Broker websites? This depends on the individual broker website and how often the IDX feed is updated. Generally, most websites will show the listings within 7 days. NOTE: Since the IDX feeds external websites that we have no control over; Multiple Listing Solutions cannot guarantee how the external websites will display the listings. Furthermore; we cannot guarantee that there will not be any Interruptions/Changes and/or that the IDX listings will even be displayed at all. All Listings are subject to the Approval, Rules, Regulations, Policies and Limitations of each individual website and the IDX.
